A standard home inspection follows Nevada's Standards of Practice under NAC 645D.450, covering structural components, electrical systems, plumbing systems, HVAC systems, roofing components, and interior/exterior components. Any areas that cannot be safely observed are noted in your report.
Inspection time varies with the size, age, and condition of the property. Most single-family home inspections take a few hours on-site; larger homes or homes with additional services (pool, sewer scope, etc.) may take longer.
Reports are delivered within 24 hours of the inspection, complete with color photos and clear recommendations, so you have what you need for time-sensitive negotiations.
You're welcome to attend, and many clients find it helpful to walk through findings in person. Attendance isn't required, though — your full written report will cover everything observed.
They follow the same thorough process and pricing. A home inspection is typically ordered by a buyer before closing, while a pre-listing inspection is ordered by a seller before putting the home on the market, so issues can be addressed ahead of time.
A limited scope inspection focuses on a specific system, component, or concern rather than the full property. Because the scope varies, pricing is quoted individually — call 702-250-1591 to discuss your situation.
A sewer scope uses a specialized camera to inspect the sewer lateral line for cracks, root intrusion, and blockages that can't be seen from the surface. It's especially recommended for older homes or properties with mature trees near the sewer line, and can be added to any home inspection.
